DEVELOPER’S PROCESS

  • Identify an opportunity in the market.
  • Discuss project with a number of equity partners in regards to funding.
  • Making an acquisition at the best price possible.
  • Start the developing process whether conversion or property development in order to realise the real value of the property/project.
  • Disposal by selling the property off plan in phases or at completion making sure they achieve a high return to the investors.

OPPORTUNITY

  • An office building conversion to residential multi-units with or without planning permission in City Centre locations with good potential for redevelopment.

FUNDING

  • Kingdom Property Partners have a number of investors who are interested in becoming equity partners in good projects for a share in the profit.
  • We also raise fund for the project by selling a  Property Bond issued by the developer to our qualified investors. The property bond is secured on the asset the developer holds with a corporate guarantee and first legal charge.
  • Investor funds are used to cover the immediate upfront expenses like deposit, purchasing costs, planning applications, debt servicing costs, etc. Which are not covered by the loan offered by the bank.

REALISATION

Our developers tend to add value to their projects they acquire by realising their potential. They work on uplifting the project’s value by improving the property/land, maximising the space, increase the number of units and bedrooms in order to boost the resale value and rental yields.

DISPOSAL/DISTRIBUTION

Kingdom Property Partners helps the developers selling most of their properties off-plan to our investors at discount and also market the properties through our network of active agents overseas.

RETURN

Each property/project presents a level of risk with a different return on investment. However, we only work with reputable developers with excellent track records of achieving high margins for our investors.

As with any investment, values can go down as well as up. However, we are confident that our hand picked developers can achieve high returns to our investors.
