We act on the buyer’s behalf to find the right property on the market, as each buyer is different, and has specific requirements. We handle everything for the buyer, right form start to finish a hands-off experience.
We search for the best property – On & Off the market.. We carefully select properties based on the buyer’s specific requirements, and assist the buyer through the whole purchasing process as follow:
- Discuss property requirements, budget and purpose (whether for investment or personal use)
- Research areas of interest and suggest new areas that match buyer’s criteria.
- Advice about the right timing to buy.
- Exclusive Access to Off Market & Investment Opportunities.
- list a number of properties to meet the buyer’s requirements.
- Send professional photographs and 360 tours & videos of the selected properties.
- Arrange viewings for the buyer or do the viewings on his/her behalf.
- Assess the property value in relation to the asking price.
- Negotiate the best possible price by knowing the motivation of the seller.
- Manage viewings and liaise with surveyors, solicitors, financial advisors and mortgage providers.
· A face-to-face, telephone or zoom meeting, to discuss the buyer’s requirements.
· Carefully Select properties of interest, up to 10 properties per month.
· Give feedback on the property and the area, neighbours, and the seller.
· Arrange all viewings at convenient times.
· Negotiate the lowest offer.
Search fee: £950 pm (retainer)
Success fee: 0.5 % of the purchase price.
Saving fee: 15% of the discount amount which is the difference between the asking price and the purchase price.
After an offer has been accepted by the seller and a deposit has been paid by the buyer. If the buyer wishes to carry on for further help then we can offer our support.
Property Buying Support Fee
· Help to get the best mortgage, surveyor, solicitor, managing agent. and removals.
· Oversee the conveyancing process from
start to completion.
Support fee: £750 pm
We endeavour to find the buyer’s ideal property within 2 months, however, we keep the search going for up to 6 months (if required) depending on the buyer’s circumstances.
